Do's and Dont's of Renting

Are you looking to rent your house? Looking to get started but don’t know where to start? Here is RentDuck.com ‘s Do’s And Dont’s when it comes to renting your house at Rentduck.com

Top 5 Do’s:

-Do list items for reasonable prices!  When listing an item- ask yourself: “What would I truly be willing to pay someone else to rent this house, apartment, etc.”  The better you price it, the more likely you are to actually rent it.  Remember- renting is about making a small daily return that adds up to big returns over time.  Trying to rent something for too much is just wasted time.

-Do download the app on your mobile device!  With Push notifications, it will let you know in real time when somebody is requesting to rent one of your listings or when they’ve responded with a message.  Plus- it’s easier to add new listings on a phone with the built in camera.

-Do use a real picture of you in the avatar!  Unless you look like a horror movie main character, people trust people they have a sense for who they are and what they look like.  Put a nice friendly picture up and let them rent to or from the real you.  And who knows, maybe a Hollywood model agency will contact you about becoming the next big super model!

-Do share your listings with others!  Your listings will get exposure by people coming to RentDuck.com and searching the site.  However, the best exposure is when owners actually let their friends know they’re renting. Share your RentDuck.com listing to Facebook or other share links for easy distribution.  Tag us @rent.duck on Instagram! You may be in our next Deal Of The Week!!

-Do respond quickly to enquiries!  Fast responders are more likely to rent their property out! They also tend to get reviewed better.

Top 5 Dont’s:

-Don’t rent out your property without the right insurance coverage. Insurance needs will vary depending on where you live, and the laws in the area. Our experts at RentDuck.com can help you navigate these, but it is best to do your own research in order to ensure your lack of liability in a pinch.

-Don’t rent anything out without at least a basic rental contract.  We recommend taking a picture of the renter’s driver’s license and verifying identity prior to doing any rental.  Check out their reviews and make sure you feel good about renting to them.  If something feels off, just cancel the rental.  No big deal, but just do so early so as not to put them in a tough situation.  Canceling the day before move-in could lead to problems for them, and a bad review making your property that much harder to rent.

-Don’t overstate the condition of your property. If there is maintenance work that needs done, let the renters know. They may ask for a tour before they rent, and it is important to make sure that everyone involved is safe from liability in the form of intentional information change, or damages.
